Business Bay is Dubai's canal-side business district — a grid of residential and office towers immediately south of Downtown, stitched together by the Dubai Water Canal boardwalk. The area has matured from construction site into a functioning neighbourhood: canal-front cafés, five-star hotels, and a resident base of young professionals who want Downtown at walking distance without Downtown pricing. Investors like the depth of the rental market; tenants are bankers, consultants and DIFC staff on ten-minute commutes. Stock is overwhelmingly apartments, from studios to three-beds, with the newest towers clustered along Marasi Drive. Off-plan launches remain frequent, so buyers can choose between ready yield plays and payment-plan entries.
