The area

Prenzlauer Berg survived the war with its Altbau streetscape largely intact, which is why its stucco façades, linden-lined cobbles and corner cafés now anchor some of Berlin's steadiest residential demand. The neighbourhood gentrified early and settled into family mode: playgrounds at Kollwitzplatz, the Sunday flea-market chaos of Mauerpark, the shops of Kastanienallee. Buyers are owner-occupiers hunting Altbau flats with balconies and, increasingly, buyers of courtyard new-builds slotted into the old block interiors. Renters are professionals and academics who accept a premium for the area. Supply is structurally tight — protected-heritage streets mean almost nothing new arrives at scale.
